For letting and managing agents
A mould contractor that takes the job off your desk
You are the one the tenant calls and the one the landlord asks for an update. Pass us the report and we arrange access, carry out the work and send paperwork you can forward without rewriting a word.
- We book access with the tenant, you stay copied in
- Fixed written quote for the landlord to approve
- Contract rates and priority booking for agencies

The agent's position
You sit between two people who both want answers
A mould complaint lands on an agent twice. The tenant wants someone round this week. The landlord wants to know whose fault it is and what it will cost. Neither of them wants to wait while you chase a contractor for dates.
We are set up for that middle position. You send one instruction, and from then on we talk to the tenant about access, report to you on progress and give you something factual to put in front of the owner. Your role becomes approving, not chasing.
Where agents usually lose time
- Access ping pongThree emails to agree a slot that suits the tenant and the contractor.
- Vague findingsA contractor who says "condensation" with no readings to back it up.
- Unusable paperworkNotes and photos you have to rewrite before the landlord will read them.
What we handle
Six jobs that come off your list
Each one is a task an agent would otherwise do by hand, usually more than once per property.
Booking access
We contact the tenant, agree a time and confirm it in writing. You are copied in, so the file shows exactly when the visit was arranged.
Keeping the landlord informed
If you prefer, the landlord receives the quote and the finished report directly, with you included. If you would rather control every message, everything comes to you only.
Explaining the cause
The survey records moisture readings and ventilation checks, and states the likely cause in plain language. That settles most "tenant or building" arguments before they start.
Writing it up
A dated report with photographs before and after, ready to attach to the property file, the landlord's email or a reply to the tenant.
Spotting the next one
Recommendations for the owner and the occupant mean the same flat is less likely to come back to you next winter.
Void turnarounds
Between tenancies we can treat and document a property so it is ready to relet, with a record that predates the new tenant moving in.

One contractor for every managed property
Agencies rarely send one job. A managed portfolio means dozens of owners, each with their own approval habits, and a steady flow of reports through the colder months. Here is how we keep that organised.
| What you need | How we handle it |
|---|---|
| Separate approval per landlord | Each property gets its own fixed written quote, so every owner signs off only their own job. |
| Consistent records | The same eight-stage method and the same report layout on every job, which makes files easy to compare. |
| Priority when it matters | Contract clients get priority booking. Same-day and next-day slots are often available for everyone. |
| Predictable cost | Contract rates for regular work, and no extras added after the quote is approved. |
| Coverage | Every London borough, with most work in East London, plus nearby towns in Essex, Hertfordshire and Kent. |

Our method
Eight stages, every time
The same method on a studio flat or a commercial unit, so results are consistent and reports are comparable across your whole portfolio.

Inspection and moisture assessment
We find where the moisture comes from, how far the growth has spread and what has to change.

Area containment
The work area is sealed off so spores are not carried into rooms that are clean.

HEPA vacuuming
Loose spores and debris are captured with HEPA-filtered equipment before any surface work starts.

Dehumidification
Damp surfaces are dried out so the treatment can take hold properly.

Physical mould removal
Affected sealant, coatings and damaged material are taken out, not painted over.

Antimicrobial treatment
A non-bleach antimicrobial is applied to treated surfaces and the area around them.

Three-coat paint system
Treated surfaces are sealed and finished with a three-coat, mould-resistant system.

Final check and documentation
We review the finished work and issue the written report with photographs and readings.

Agent questions
What letting agents ask us
Do you need the landlord's approval before starting work?
We survey on your instruction, then send a fixed written quote addressed the way you ask. Nothing beyond the survey goes ahead until you or the landlord approve that quote in writing, so you never have to explain an unexpected invoice to an owner who did not sign off the work.
Can you deal with the tenant directly?
Yes. Give us the tenant's name and number and we agree a visit time with them, copying you into each message. If the tenant is hard to reach, we tell you straight away so you can follow it up under the tenancy, rather than finding out a week later that nothing has happened.
Who is the report addressed to?
To whoever you tell us. Most agents ask for the report in the landlord's name with the agency shown as the instructing party. It covers dated photographs, moisture readings, the likely cause, the work carried out, recommendations and the guarantee terms, so it can go to the owner as it stands.
How do contract rates work for agencies?
If you send us work across a number of landlords, we can agree contract rates and priority booking under a maintenance arrangement. Each job is still quoted in writing first, and the price approved is the price invoiced. Ask us about the volume you expect and we will set out the terms.
What if the cause is something we need another trade for?
The survey identifies the likely cause, such as a leak, failed extraction or a cold spot in the wall. If it needs a plumber, roofer or electrician, the report says so plainly, so you can instruct the right trade. Our guarantee applies once those recommended fixes are completed.
