For block managers, RMCs and RTM companies
Communal areas and flats, under one clear scope
Damp in a block rarely stays in one place. We survey and treat stairwells, basements, bin stores and individual flats, and we write each scope so it is obvious which costs belong where.
- Separate scopes for communal and demised areas
- One point of contact for the whole instruction
- Dated reports for directors and leaseholders

Where we work in a block
The parts of a building that nobody lives in, and the parts people do
Communal spaces are where damp tends to go unnoticed for longest. By the time a leaseholder complains, the cause is often outside their front door.
Stairwells and landings
Cold external walls, poor airflow and blocked vents leave black spots on ceilings and window reveals that every resident walks past.
Basements and storage
Below-ground rooms collect moisture from the ground and from leaking services. We check readings before deciding what treatment will hold.
Bin stores and plant rooms
Enclosed, unheated and often damp, these areas need cleaning, treatment and a plain view on ventilation.
Individual flats
Bathrooms, bedrooms and kitchens inside leaseholders' or tenants' homes, treated with the same eight-stage method.
Top-floor and end units
Flats under the roof or on an exposed gable often show the first signs of a building issue.
Empty units
Flats between sales or lettings, treated and documented before the next occupier arrives.
Service charge records
Scopes written so the costs land in the right place
Leaseholders read invoices closely. A vague line such as "mould treatment, various" invites challenge. We separate each area so the board and the managing agent can show what was done, where, and why.
| Area | What the scope records | Why it helps |
|---|---|---|
| Communal parts | Location, extent of growth, readings, likely cause and works | Supports the charge to the service charge account |
| Inside a flat | Rooms affected, readings, source of moisture, works | Shows whether the cause sits inside or outside the flat |
| Linked cases | Where a communal defect is causing damp in a flat | Keeps the repair and the treatment on the same record |
Several areas in one block? We survey them on one visit and quote each one separately.

A single point of contact for the whole block
Property managers juggle directors, leaseholders, sublet tenants and on-site staff. Adding a contractor who needs managing on top of that defeats the point.
You instruct us once. We arrange access to individual flats, coordinate with whoever holds the keys to communal areas, and report back to you in one thread. Directors receive the same report you do, if you want them to.
What you can hand over
- Access to flatsWe contact occupiers and copy you into each arrangement.
- Communal schedulingWe agree times with the caretaker or concierge.
- ReportingOne dated report per area, ready for the board pack.
Staying ahead of it
From one-off call-outs to planned visits
Reactive instructions
A leaseholder reports mould, or your caretaker spots it in the stairwell. We survey, quote in writing and treat once approved. Same-day and next-day appointments are often available.
Planned visits
Under a maintenance contract we check the areas you choose at agreed intervals and give you priority booking when something needs treatment.

Block management questions
What block managers ask us
Can you split the quote between communal areas and individual flats?
Yes, and we recommend it. Each location gets its own line or its own quote, with the area, the cause and the work described separately. That way the communal element can go through the service charge and a flat's share can be raised with the right party, without anyone having to untangle a single combined figure.
Who decides whether the leaseholder or the freeholder pays?
That depends on the lease and on what caused the damp, which is why we keep the evidence separate. We record where the moisture is coming from and which parts of the building are affected. Your team, or your legal adviser where needed, then applies the lease to those facts.
Can you treat a flat when the cause is in a communal area?
Yes. A leaking riser or a failed roof outlet often shows up inside a flat first. We note the source, treat the affected rooms and record that the guarantee depends on the communal repair being completed, so the leaseholder and the board can both see what still needs to happen.
Do you deal with residents directly?
If you would like us to, yes. We contact the leaseholder or occupier to arrange access to their flat and keep you copied in. For communal areas we work with your caretaker or concierge where there is one, and agree any notices to residents with you first.
Can we put the block on a planned visit schedule?
Yes. Our maintenance contracts include planned visits and priority booking. Basements, bin stores and north-facing stairwells are good candidates for regular checks, so problems are picked up before they reach leaseholders' walls. Each visit is recorded, giving the board a running history for the building.
