Compliance

Awaab's Law has raised the bar for every landlord

The law was named after Awaab Ishak, who died in 2020 after prolonged exposure to mould in his family's social housing flat. It turns reasonable response times into fixed legal deadlines.

Awaab's Law timescales

Social housing, in force since 27 Oct 2025
  1. 24 hours Emergency hazardsInvestigate and carry out safety work
  2. 10 working days Significant hazardsInvestigate after becoming aware
  3. 3 working days Written summarySent to the tenant after the investigation
  4. 5 working days Safety workCompleted after the investigation concludes

We survey, treat and write up each stage, so the evidence for every deadline sits in one file.

Social landlords

In force now

Since 27 October 2025, emergency hazards and significant damp and mould must be dealt with inside set timescales. Further hazards, including excess cold, falls and fire, are added from 30 November 2026, with the remaining hazards to follow in a third phase.

Private landlords

Coming, date not yet set

The Renters' Rights Act 2025 allows the same duties to be extended to private renting, with guidance pointing to 2027 at the earliest. Duties under the Housing Health and Safety Rating System and the Homes (Fitness for Human Habitation) Act 2018 already apply.

What protects you

Speed, and proof of it

A dated survey, photographs, moisture readings and a record of the work done are what you will be asked for if a complaint reaches an ombudsman, a council or a court.

Our method

Eight stages, every time

The same method on a studio flat or a commercial unit, so results are consistent and reports are comparable across your whole portfolio.

  1. Inspection and moisture assessment

We find where the moisture comes from, how far the growth has spread and what has to change.

  2. Area containment

The work area is sealed off so spores are not carried into rooms that are clean.

  3. HEPA vacuuming

Loose spores and debris are captured with HEPA-filtered equipment before any surface work starts.

  4. Dehumidification

Damp surfaces are dried out so the treatment can take hold properly.

  5. Physical mould removal

Affected sealant, coatings and damaged material are taken out, not painted over.

  6. Antimicrobial treatment

A non-bleach antimicrobial is applied to treated surfaces and the area around them.

  7. Three-coat paint system

Treated surfaces are sealed and finished with a three-coat, mould-resistant system.

  8. Final check and documentation

We review the finished work and issue the written report with photographs and readings.

    FAQ

    Questions we are asked most

Does Awaab's Law apply to private landlords yet?

Not yet. It has applied to social housing providers since 27 October 2025. The Renters' Rights Act 2025 allows the government to extend it to private renting, but no start date has been confirmed and current guidance points to 2027 at the earliest. Private landlords already carry legal duties on damp and mould under the Housing Health and Safety Rating System and the Homes (Fitness for Human Habitation) Act 2018.

    How quickly can you attend?

Same-day and next-day appointments are often available in East London and across Greater London. Tell us when the problem was reported to you and we will prioritise the visit around your deadlines.

    What does a survey involve?

A technician inspects the affected rooms, takes moisture readings, checks ventilation, insulation and any leaks, and photographs what they find. You then receive a fixed written quote together with an explanation of what is causing the mould.

How much does mould remediation cost?

Remediation starts from £550. The final figure depends on the area affected and what has to be removed, and it is fixed in writing before any work begins. Contract and portfolio rates are available for agents, block managers and housing providers.

Can you deal with the tenant directly?

Yes. If you prefer, we contact the occupant to arrange access and keep you or your agent copied in at each step, so you are not stuck in the middle of the scheduling.

    Is the work guaranteed?

Yes. We provide a written guarantee on treated areas once the recommended fixes, such as ventilation improvements or leak repairs, have been completed.

    Do you work outside London?

Our core area is Greater London, with most of our work in East London. We also cover nearby towns in Essex, Hertfordshire and Kent, including Loughton, Chigwell and Buckhurst Hill.
