Why mould is common in Barking and Dagenham homes
Much of the borough was built as the Becontree Estate between the wars, a vast spread of brick cottage-style houses and flats. Many have since been bought by tenants and some are now privately let. These homes have modest rooms, compact bathrooms and kitchens, and nearly a century of alterations: replacement windows, porches, rear extensions and loft conversions. Each one can reduce ventilation or create a cold corner where condensation settles.
Barking town centre has older Victorian terraces alongside post-war blocks, where cold bridges at concrete edges, balconies and window reveals are common causes of black mould in bedrooms.
Newer development is changing the riverside. Barking Riverside, the town centre and the land near Dagenham Dock have added many apartments that rely on mechanical ventilation. When those systems are switched off or poorly maintained, moisture has no way out.
Typical causes we look for
- Lost airflowSealed windows, blocked air bricks and missing extraction.
- Cold cornersExtensions, bay windows and concrete edges.
- Ventilation systemsNew flats where the fans are not running as designed.

Our method
Eight stages, every time
The same method on a studio flat or a commercial unit, so results are consistent and reports are comparable across your whole portfolio.

Inspection and moisture assessment
We find where the moisture comes from, how far the growth has spread and what has to change.

Area containment
The work area is sealed off so spores are not carried into rooms that are clean.

HEPA vacuuming
Loose spores and debris are captured with HEPA-filtered equipment before any surface work starts.

Dehumidification
Damp surfaces are dried out so the treatment can take hold properly.

Physical mould removal
Affected sealant, coatings and damaged material are taken out, not painted over.

Antimicrobial treatment
A non-bleach antimicrobial is applied to treated surfaces and the area around them.

Three-coat paint system
Treated surfaces are sealed and finished with a three-coat, mould-resistant system.

Final check and documentation
We review the finished work and issue the written report with photographs and readings.

Local questions
Barking and Dagenham questions
I rent out a former council house in Dagenham. Do I need a licence?
Barking and Dagenham Council requires a selective licence for privately let homes occupied by a single household, and an HMO licence for larger shared houses. A licence does not change your duty to deal with damp and mould. Our dated report records the cause, the work and the advice given, which is useful if the council or your tenant asks.
Why do Becontree houses get mould in the bathroom and back bedroom?
Many of these homes have compact bathrooms and kitchens, and over the years they have gained sealed replacement windows, extensions and new heating. Each change can reduce the air movement the house once had. We check extraction, vents and wall moisture, and recommend changes that suit the size of the home and how it is used.
Can you help with mould in a new flat at Barking Riverside?
Yes. New apartments are built to be airtight and depend on mechanical ventilation. If it is switched off, set too low or not maintained, humidity builds quickly. We take readings, check the system is running and set out what the owner, the managing agent and the occupant each need to do.
Do you work for housing associations in the borough?
Yes. We provide survey and remediation capacity for social landlords, with dated photographs, moisture readings and a record of works for each property. That evidence supports your response to a damp and mould report under Awaab's Law timescales, and we can contact residents directly to arrange access.
