Local housing
Why mould appears in Havering homes
Havering is greener and more suburban than the inner east, and many of its homes are owner-occupied. Much of the housing is twentieth century, but extensions, conversions and sealed windows still create the conditions mould needs.
Interwar and post-war suburbs
Semis, terraces and bungalows across Collier Row, Elm Park, Hornchurch and Gidea Park. Loft conversions, rear extensions and replacement windows are common, and mould often appears in loft rooms, bay windows and where new walls meet old.
Harold Hill and estate homes
Post-war housing built for families moving out of inner London, now a mix of council, housing association and privately owned homes. Small bathrooms and kitchens with weak extraction are frequent sources of condensation.
Romford flats and new build
Flats above shops, offices converted to homes and new developments in Romford and around Rainham and Beam Park. Sealed construction, compact layouts and ventilation that is not used properly can lead to mould within the first winters of occupation.

Who we work with in Havering
Many of our Havering calls come from homeowners who have tried cleaning and repainting and watched the mould come back. We explain why it returns and what has to change.
Private renting is growing, and Havering Council runs selective licensing in a group of wards, including Harold Wood, Squirrels Heath and Rainham and Wennington, plus additional HMO licensing across the borough. We support landlords and letting agents with surveys, treatment and reports, and work with housing providers on social homes.

Havering questions
Questions from Havering
Which parts of Havering need a landlord licence?
Havering Council runs selective licensing in a group of wards, including Harold Wood, Squirrels Heath, St Albans, St Edwards, Beam Park, Rainham and Wennington, and Rush Green and Crowlands, plus additional HMO licensing across the whole borough. Check the council's website for your address. Our report gives you a dated record of how you handled any damp and mould.
Why is there mould in the loft room of my Hornchurch semi?
Loft conversions often have sloping ceilings with thin insulation, small roof windows and little ventilation. Warm, moist air rises into them and condenses on the coldest surfaces, usually where the slope meets the wall. Roof leaks can look similar. We take readings and check the roof side to tell the two apart.
Do you work on bungalows and older homes in Upminster?
Yes. Bungalows can suffer where loft insulation is patchy or bedrooms sit at the back with little air movement, while older Upminster and Emerson Park houses may have solid walls or cellars. We adapt the survey to the building and explain the cause in plain terms.
Can you see a Romford flat at short notice?
Romford is easy to reach along the A12 from South Woodford. Same-day and next-day appointments are often available, although we cannot promise a set response time. Send photos on WhatsApp first if you would like an early view of the problem.
