For private and portfolio landlords
Mould sorted at the source, with paperwork to prove it
When a tenant reports mould, you need to know why it is there, what it will cost and that it will not come back next winter. We give you all three, plus a dated report you can keep on file.
- Fixed written quote before any work, from £550
- Photographs and moisture readings on every visit
- Written guarantee once recommended fixes are done

Where landlords stand
Damp and mould is already a legal duty, not a courtesy
Awaab's Law grabs the headlines, but private landlords already answer for damp today. A council can assess mould under the Housing Health and Safety Rating System and serve an improvement notice. A tenant can bring a claim under the Homes (Fitness for Human Habitation) Act 2018. Both turn on the same question: what did you do once you knew?
The Renters' Rights Act 2025 also gives the government power to extend Awaab's Law timescales to private renting. No start date has been set, but the direction is clear. Landlords who already respond quickly and keep records will not need to change much.
What a good response looks like
- Act on the first reportBook an inspection rather than sending a bottle of spray.
- Find the causeReadings and checks, not guesswork, so the fix matches the problem.
- Keep the evidenceDates, photographs and what was done, in one place.
How it works for you
From tenant report to closed case
You make one phone call or fill in one form. We handle the visit, the work and the write-up.
1. Tell us about the property
Send the address and the tenant's report. We confirm a survey slot, often on the same or the next day.
2. Survey and fixed quote
A technician measures moisture, checks ventilation and finds the cause. You receive a written quote and a plain explanation.
3. Treatment and report
Once you approve, we carry out the eight-stage treatment and send a dated report with photographs and recommendations.
Several properties? We can survey them in one round and quote them together.

Landlord questions
What landlords ask us
Is a landlord responsible for mould caused by the tenant's lifestyle?
Responsibility depends on the cause, and that is exactly what our survey establishes. Drying washing indoors or blocked trickle vents can play a part, but poor ventilation, cold walls, leaks and failed seals are building issues. Our report sets out the evidence so the conversation with your tenant is based on facts rather than opinion.
Can you contact my tenant to arrange access?
Yes. Send us the tenant's details and we arrange a time directly, keeping you copied in. If you use a managing agent, we can work through them instead.
Will painting over the mould be enough?
No. Paint on its own hides growth for a few weeks at most. We remove affected material, treat the surfaces and finish with a three-coat mould-resistant system, and we explain what needs to change to stop it returning.
Do you cover properties outside East London?
Yes. Most of our work is in East London, but we cover every London borough and nearby towns in Essex, Hertfordshire and Kent.
How is the price worked out?
Remediation starts from £550. After the survey you receive a fixed written quote based on the area affected and the work needed, and that is the price you pay.
