Local housing

Why mould is common in Newham properties

The north of the borough, around Forest Gate, Manor Park, East Ham and Plaistow, is mostly Victorian and Edwardian terraced housing. Many of these homes are now let as flats or shared houses. With more people in the same space, more moisture is produced, and the original solid walls are cold enough for it to condense. Back additions with bathrooms over kitchens are a frequent trouble spot.

Towards the river, Canning Town, Custom House and Beckton have post-war council housing, from low-rise terraces to tower blocks. Concrete frames, balconies and window reveals form cold bridges, and corner flats with two exposed walls often show mould first.

Stratford, the Olympic Park and the Royal Docks have seen large numbers of new apartments. These are airtight by design and depend on mechanical ventilation. When it is switched off to save energy or because of noise, black mould can appear around windows and in bedroom corners within a single winter.

Our method

Eight stages, every time

The same method on a studio flat or a commercial unit, so results are consistent and reports are comparable across your whole portfolio.

  1. Inspection and moisture assessment

We find where the moisture comes from, how far the growth has spread and what has to change.

  2. Area containment

The work area is sealed off so spores are not carried into rooms that are clean.

  3. HEPA vacuuming

Loose spores and debris are captured with HEPA-filtered equipment before any surface work starts.

  4. Dehumidification

Damp surfaces are dried out so the treatment can take hold properly.

  5. Physical mould removal

Affected sealant, coatings and damaged material are taken out, not painted over.

  6. Antimicrobial treatment

A non-bleach antimicrobial is applied to treated surfaces and the area around them.

  7. Three-coat paint system

Treated surfaces are sealed and finished with a three-coat, mould-resistant system.

  8. Final check and documentation

We review the finished work and issue the written report with photographs and readings.

Newham questions

Common questions from Newham

Does Newham's licensing scheme affect how I handle mould?

Newham Council runs selective licensing across almost every ward, together with additional licensing for smaller shared houses. A licence does not replace your existing duties: the council can still assess damp and mould under the Housing Health and Safety Rating System. Our dated report shows what you found, what you did and what you recommended, which is the evidence you will want to have.

Can you treat mould in a shared house in Forest Gate or Manor Park?

Yes. Shared houses put more moisture into the air from cooking, showers and laundry, often in rooms that were never designed as bedrooms. We survey each affected room, check kitchen and bathroom extraction, and set out practical changes for the landlord and the occupants.

My new-build flat in Stratford has mould. Is that normal?

It is more common than people expect. New flats are well sealed, so they rely on extract fans or a mechanical ventilation system. If it is switched off, set too low or has blocked filters, humidity builds quickly. New concrete and plaster can also hold moisture for a while. We take readings and tell you which applies.

How far is Newham from your base?

Newham is a short drive from our office in South Woodford, E18. Forest Gate and Manor Park are the closest, and the Royal Docks take a little longer. Same-day and next-day appointments are often available, though we never promise a fixed response time.
