Local housing

Why mould is common in Redbridge properties

Redbridge housing changes as you move east. Around Ilford, Seven Kings and Goodmayes, long streets of Victorian and Edwardian terraces dominate. Their solid brick walls lose heat quickly, and rear additions often put a bathroom directly above a kitchen, with small windows and little airflow. Condensation collects on cold external walls and in the corners of back bedrooms.

Further north, Gants Hill, Clayhall, Barkingside and Woodford Bridge are largely interwar semis. These have cavity walls, but decades of extensions, loft conversions and replacement windows without trickle vents have changed how they breathe. Bay windows and the junction between old and new walls are typical cold spots.

Then there are the flats above shops on Ilford High Road, Cranbrook Road and George Lane, and the newer apartment blocks near Ilford town centre. Tightly sealed new flats rely on extract fans and mechanical ventilation. When those are switched off or blocked, humidity rises fast and mould follows.

What we check on a Redbridge survey

  • Wall temperature and moistureReadings that separate condensation from penetrating damp or a leak.
  • VentilationExtract fans, trickle vents and any mechanical systems, and whether they are working.
  • AlterationsExtensions, conversions and new windows that may have created cold bridges.

Who we work with in Redbridge

Private renting is a large part of the Redbridge market, and Redbridge Council requires a selective licence for most privately rented homes across a large part of the borough, including South Woodford, Wanstead Village, Seven Kings and Goodmayes wards. Licensed or not, every landlord is expected to act on damp and mould once they know about it, and a clear record of that action matters.

Our method

Eight stages, every time

The same method on a studio flat or a commercial unit, so results are consistent and reports are comparable across your whole portfolio.

  1. Inspection and moisture assessment

We find where the moisture comes from, how far the growth has spread and what has to change.

  2. Area containment

The work area is sealed off so spores are not carried into rooms that are clean.

  3. HEPA vacuuming

Loose spores and debris are captured with HEPA-filtered equipment before any surface work starts.

  4. Dehumidification

Damp surfaces are dried out so the treatment can take hold properly.

  5. Physical mould removal

Affected sealant, coatings and damaged material are taken out, not painted over.

  6. Antimicrobial treatment

A non-bleach antimicrobial is applied to treated surfaces and the area around them.

  7. Three-coat paint system

Treated surfaces are sealed and finished with a three-coat, mould-resistant system.

  8. Final check and documentation

We review the finished work and issue the written report with photographs and readings.

Redbridge questions

Mould questions from Redbridge

Do you cover the whole of Redbridge?

Yes. Every ward, from Wanstead and South Woodford in the west to Hainault, Seven Kings and Goodmayes in the east. Because we are based in E18, Redbridge addresses are among the quickest for us to reach, and same-day or next-day appointments are often available, although we cannot promise a set response time.

My Redbridge rental needs a selective licence. Will a mould report help?

A licence covers how a rented home is managed, and the council can still assess damp and mould as a hazard under the Housing Health and Safety Rating System. A dated report showing the cause, the work done and our recommendations gives you a clear answer if an officer, a tenant or your agent asks what action you took and when.

Why does mould keep returning on the front bedroom wall of my Ilford terrace?

Many older Ilford houses have solid brick walls with no cavity. In winter the inner face stays cold, and moisture from breathing, cooking and drying clothes condenses on it, especially behind furniture. Wiping it away treats the symptom. We measure the wall, check ventilation and recommend changes that address the cold surface and the moisture load.

Can you deal with a flat above a shop on Ilford High Road or George Lane?

Yes. Flats over shops often combine flat roofs, shared risers and limited ventilation, so we check for leaks and moisture coming from the commercial unit as well as condensation. If the cause sits in a part of the building you do not control, the report sets that out so you can raise it with the right party.
