Six ways we deal with damp and mould
Some jobs need a diagnosis, some need a full treatment and some need a planned programme across many homes. Pick the service that fits, or tell us the situation and we will recommend one.
- Remediation from £550, fixed in writing
- One method, one report format
- Greater London and nearby Essex, Hertfordshire and Kent

What we offer
Choose by the problem in front of you
Every service starts with understanding why the moisture is there. What changes is the scope: a single room, an empty flat between tenancies, or a rolling arrangement for a whole portfolio. Whichever you choose, you get dated photographs, readings and a written record you can keep.
Mould remediation
Our full treatment for visible growth on walls, ceilings, window reveals and sealant. We remove what is contaminated rather than covering it, then seal and finish the surface. This is the right choice once you know mould is present and want it dealt with properly.
02Damp and condensation surveys
A diagnostic visit for when the cause is unclear or disputed. We separate condensation from penetrating damp, rising damp and leaks, and put the evidence in writing.
03Black mould removal
For dense, dark growth that keeps coming back after cleaning or painting. We take out affected material, treat what remains and explain what has to change so it stays away.
04Void property treatment
The gap between tenancies is the easiest time to treat a flat. Empty rooms mean faster access and a clean, recorded starting point for the incoming tenant.
05Compliance reports
A dated document showing what was found, what was done and what is recommended. Useful for housing providers, agents reporting to landlords and anyone expecting questions later.
06Maintenance contracts
Planned visits and priority booking for agents, block managers and landlords with several properties. One supplier, one way of reporting, across every address.
We also treat bathrooms and kitchens and give practical damp and moisture control advice as part of any visit.

Which service do I need?
Find the line closest to your situation. If two apply, we will usually combine them into one visit and one quote.
| Your situation | Where to start |
|---|---|
| A tenant has reported mould and you need it treated | Mould remediation |
| Walls are wet or stained but nobody agrees why | Damp and condensation survey |
| Mould came back after it was cleaned or painted | Black mould removal |
| The property is empty and being re-let | Void property treatment |
| You need written evidence for a landlord, insurer or regulator | Compliance report |
| You manage many homes and want one reliable supplier | Maintenance contract |
| You are buying or taking on a block with known damp | Damp and condensation survey |
Still not sure? Send a few photos and the postcode. We will tell you which visit makes sense.

The same services, shaped around who is asking
A housing officer working to a statutory deadline, an agent passing a tenant complaint to a landlord and a homeowner with a mouldy bathroom all need different things from us. The method and the paperwork stay the same. What changes is how we arrange access, who receives the report and how the work is booked.
For landlords and agents, we can contact the occupant directly and keep you copied in. For commercial premises, early starts and weekend work can be arranged on request. For portfolios and blocks, several addresses can be surveyed in one round and quoted together.

Our method
Eight stages, every time
The same method on a studio flat or a commercial unit, so results are consistent and reports are comparable across your whole portfolio.

Inspection and moisture assessment
We find where the moisture comes from, how far the growth has spread and what has to change.

Area containment
The work area is sealed off so spores are not carried into rooms that are clean.

HEPA vacuuming
Loose spores and debris are captured with HEPA-filtered equipment before any surface work starts.

Dehumidification
Damp surfaces are dried out so the treatment can take hold properly.

Physical mould removal
Affected sealant, coatings and damaged material are taken out, not painted over.

Antimicrobial treatment
A non-bleach antimicrobial is applied to treated surfaces and the area around them.

Three-coat paint system
Treated surfaces are sealed and finished with a three-coat, mould-resistant system.

Final check and documentation
We review the finished work and issue the written report with photographs and readings.
